No bank, or nobody, would lend you money for nothing.

I guess WINS meant that the addtional $20K could be saved if you do not pre pay the mortgage. Some people may select to invest if they could have a higher ROI.

Many of my friends try their best to pre pay as much as possible in their mortgage (double pay, 15/15 or 20/20 prepayment). Some of them are really successful in doing that.

I always consider those prepayment amounts as savings rather than cost
.
But it is so obvious that they have to compromise a little bit if their daily life. No luxuary dinners out, no Cruise vacations, no fancy furnitures for years.

I think we Chinese families are mostly living in this way. We're happy because we know we're building our wealth ultimately

I do see Canadians living in a more casual way. They don't care the mortgage payment. They just let it go for 25 years. They don't bother the prepayments. They drinks a lot in homes and bars. Fancy stuffs everywhere, long, romantic vacations, new cars, boats....

And most important of all, they're happy too. They do not complain.

Lifestyle. If you choose yours and like it, no complain. If not, change to another.

        • I guess I was one of them you mentioned. Just read the post carefully when you ask question.
          what "wins" and "fionah" and I were talking about is if one side of a couple can make more than 70K, then, the money another makes can be saved and normally a part time job should easily make 20k. The couple we are talking about is assumed no kids. People have different ways of spending money. In your case the reason why you don't have that money is maybe you spend it or you just don't know how to take care of it.

          It's funny that how people could just take a conversation from half and started to ask around as question. :)

    • 取决于你供多少downpayment,如果你20万全部借,10年供完,那你够吃力的,如果你打算30年供完,存钱不是难事。如果你downpay15万,10年供完,那存3万都不难。
      人生一世,你既能供房,又能养车,还可以旅游,存太多钱又什麽用?这里的小孩长大了就飞了。等你退休了,房子已经供完,全世界也该游过一次了,到时把房子一卖,回国还是可以自由自在的生活。不要老是跟国内一样,存一大笔钱就是为了防老,供孩子出国留学,这样积蓄再多的钱也没用,苦了自己,肥了孩子。

      每月税后收入7500-8000,房屋贷款1500+地税200+水电150+汽车Lease500+保险200+汽油100+儿童教育基金180+人寿保险200+交通费200(太太乘GO train+TTC)+Cable110+电话100+吃饭500+杂费300=4240,每月大约余3000-3500,扣去暑期旅游费用6000,每年才大约可以存出30K。

      • 嘿嘿,你漏了2样,1。GAS费用(很贵噢,一个月起码150元);2。物业管理费200(或者HOUSE的维修保养费),你看又去了350元吧。还有一个家庭总要添置点家具啊,花草啊等等. :((

      更何况有些人在这里都不像是讨论问题,借着诉穷来炫耀自己,既可以开车,旅游,又有房子住,还有什麽可以抱怨的?
      收入低可以供小房子,可以选townhouse,可以少买一个bedroom,只要不租给别人住,自己一家子住的一样开心。硬要供大的房子,又想尽快付清余款,活得累完全是自找的。

    • 谢谢大家回答,其实我想表达的意思就是---那个WINS算的不对 :D 租房时候天天想着买房子,买了房子才发觉养房子开销更大。结论就是象老外一样,可能要一辈子还MORTGATE。加拿大真不是赚钱积蓄的地方. :(

        • 希望你们能就事论事,前面已经很清楚的列清楚了7万如何买房子,你省不下来是因为你们没有积蓄,或者买的房子太大。当然买多大多小你喜欢就行了,但是不能说你做不到就认为别人不能做到:
          当你有7万,你想买30万的房子,当你收入14万,你又去供40万的房子,永远不会有钱剩。
          还有就是RRSP和RESP无论怎麽都不是花费,那是你的定期存款,应该计入剩下的钱里。
          房子供完后减去供给银行的部分,假设房价不升也不跌,剩下的钱还是你的,等你老了之后完全可以把房子买了去住老年公寓的,这里还是可以兑现很大的一笔钱的。
          想住很大的房子,又想多攒钱,无论在中国还是加拿大都做不到的。我在前面说的只是为了证明在中国收入13万,如果要供房,剩下的绝对不会比加拿大多。
          为什麽要借款买房,正常的做法是利用少付本金,然后通过其他途径将本金增值,假设贷款利率是6%,你必须将剩余的钱每年增值>6%,如果没有这个本事,根本就不应该贷太多的房款。老老实实的租几年房子,存够了一定的downpayment再去买房子。

        Don't own a house....rent .....800/month.....all included
        Don't own a car .........rent......120/month.....only on weekend, 30/day
        Food..........................................300/month for 3.
        TTC 100/month
        Misc...........................................100/month

        Total 1420 * 12 = 17040.

        RRSP 60000*18% = 10800
        Tax 60000*20% = 12000
        .....after deduct RRSP&personal credit for two(spouse&applicant)

        60000-(17040+10800+12000) = 60000 - 39840 = 20160

        And RESP is from after tax money, considered as part of the saving.

        How is that?

        This is real hard time for new immigrant to build up his financial fundation. After two or three years, he can use the saving to own a property, it can be a house, condo or townhouse, and a corolla maybe.....then NO CASH saving anymore.....that is the Canadian life.
