If this is regarding a business, I strongly recommend you to find a lawyer specialized in small business. Consult a lawyer what rights do you have based on your leasing agreement.

Consult with your lawyer, write to her, deliver to her, give her a deadline and tell her that failure to reply in time will result in what specific consequences (tell her what you are going to do after the deadline, make sure it is legal). If she ignores, take action and deduct the costs from the rent. Then tell her, if she doesn't like it feel free to sue you in court.

Some of those Chinese landlords need to be educated about Canadian laws. But quite often, whenever a lawyer is needed, people always react with high cost of legal expenses. It is expensive. But at the times when you are going to lose bigger you may consider legal assistance as cost saving approach. Consider that as insurance that you have to pay. Also you can save legal costs by doing everything yourself, only discuss options with and obtain opinions from your lawyer.

I had a lease battle with my landlord for one year. I won the case. It saved me $45,000 in rent over 5 year period. The legal expense was $800. I had never seen my lawyer in face during that time. I called, faxed, emailed to him whenever I need him. I did every paper work myself.

No Chinese lawyer! Most disputes land in a grey area where it is hard to tell who is ABSOLUTELY right or wrong. Canadian lawyers will have more common sense and experience in dealing with the situation and guide you through toward in your favour. A Chinese lawyer knows law book only (my personal opinion).     我今年买了家咖啡店,当时房东从买卖中扣下一笔钱,说是和前店主之间的协议,要用来重做店里的厕所。现在我请了装修师傅,画了图纸,也批了下来。就在我们通知房东我们要做了后,她说她不满意图样,并给了一张她画的比我们图纸大很多,位置完全不同的图。我们在百般无奈的情况下只好妥协。谁知她又拿了一张更大的图纸,要我们做成那样,我们把图纸给装修师傅看后,师傅说完全不合理,属于劳民伤财的设计,要求亲自和房东谈,可房东避而不见。我们不愿让房东吞了这笔钱,又不想出很多钱去妥协(超出她扣下的钱数目的钱要我们付)。另外我们店的三大块落地玻璃两星期前被人不小心撞破,因为保险公司要房东同意怎么做后才可以做,她又拖拖拉拉,两个星期都没回音。我实在不明白难道房东真的是想怎么样就怎么样吗?租客就要受她压迫吗??!!!

      The laws do not protect commercial tenants very much. It is entirely up to the leasing agreement you signed with the landlord. Such dealings must be handled by a good lawyer.

      I do not understand: if she took your money, why should you do the work? Is she supposed to do it for you with your money?

      如果方案对你生意也好,你也可好心出一点。

      要坚持也要会诉苦。要结果也要用手段。
