How to successfully secure construction loan and real estate development financing

In light of the overheated real estate development in China and the stable Canadian market conditions, many Chinese and global investors are looking for real estate development opportunities in Canada. We have seen many new opportunities emerging across the real estate development area. However, the investors and developers quite often face significant challenges in successfully securing the right financing, especially during the construction period.

Are you interested in understanding the mystery of how financing works in the Canadian real estate development industry, how lenders evaluate the risks when financing real estate construction projects, what the life cycle of real estate development financing looks like, how the investors/developers manage the risk and legal concerns and what the key steps and legal considerations for the developer to successfully secure financing? Partner, National Practice Leader - Corporate Finance, Grant Thonton LLP



Troy is a partner in the Corporate Finance group based in Toronto. He advises public and private sector clients on large, complex financings and transactions both domestically and internationally. He has significant experience in acquisitions, divestitures, infrastructure, capital markets, valuations & fairness opinions and public and private debt or equity financings. Troy has broad sector experience, with an emphasis on infrastructure and real estate and energy. Prior to relocating to Toronto in 2008, he was a member of Grant Thornton’s capital markets team in London, England. Before joining Grant Thornton in 2003, he was a member of the mergers & acquisitions team for Emera Inc. (TSX : EMA), a large energy and utilities company active in North-eastern North America.





Alan M. Sless

Partner, Borden Ladner Gervais LLP



Alan Sless is a partner in BLG Toronto office. Alan was admitted to the Ontario Bar in 1983. He graduated from Osgoode Hall Law School in 1981. Prior to that, Alan received a B.A. from the University of Toronto. Alan practices in the area of commercial real estate law and has extensive experience in acquisitions, dispositions, leasing, development, joint ventures, co-ownerships and financing involving real estate, including condominium projects, shopping centres, office and industrial complexes. His professional experience includes structuring business relationships in respect of joint ventures, co-ownerships and partnerships relating to land assemblies, development projects, commercial, industrial and multi-residential properties; advising purchasers, vendors, lenders, developers, landlords and tenants in all aspects of commercial real estate law; acting for banks and other financial clients in respect of financings, security reviews, restructuring and realizations, including syndicated loans and multi-jurisdictional loans relating to real estate based financing, acting for developers in connection with residential and commercial condominium developments, multi-unit residential buildings, residential subdivision projects and lot sales, and acting for municipalities in respect of affordable housing loans to not-for-profit organizations.
