你的算法有一定道理,但只代表一类案例:downpay 25%, 15年供完。可每个买房的人都有自己的情况和计划,不能一概而论的。比如,楼上有人建议的现在买房、1年后卖掉,或者2-3年后卖掉;或者付更多的downpay, 更短的时间供完;等等。

你能不能讲清楚一点:这个interest是存款利率,还是贷款利率?贷款利率一向是高过存款利率。在经济环境不好的情况下,尽快还贷款就是很好的投资,除非你有更好的投资方式。

My FormulaFuture Value: 300,000 * (1.05) ^ 20 = 795,900
Mortgage = 795900 / 20 / 12 = 3317 (Monthly Payment)

谢谢,对不起,我忘了说downpayment了,你这公式是0 downpayment的情况,如果我downpayment 是8万,那就应该是(795900 -80000)/ 20 / 12 = 2982.91(Monthly Payment) ,对不对??

No, based on your formula, no one will pay off faster.PV: 300,000 - 800,000= 220,000
Future Value: 220,000 * (1.05) ^ 20 = 583,725
Mortgage = 583,725 / 20 / 12 = 2417 (Monthly Payment)
But don't forget, this is 5 year fixed mortgage rate, after 5 years, mortgage will change, (It's supposed to be higher than current rate, so you need to pay more monthly mortage than 2417 after 5 years)

Sorry for my mistakes, My original formula is for yearly payment. For monthly payment, it should be PMT(.05/12,180,220000)=1740

你用的公式不对,实际payment没有那么高,按15年5%算利息应该是727k到83k(根据付款方式不同),td的网站上有mortgage calculator. 另外佣金也不用考虑,是卖主付佣金。

Thanks alot, monthly payment sh'd be 1576 instead of 1581. but it's supposed to be higher than 1576/mon after 5 yrs. Total payment will be no big different or even higher, right? Comm fee includes solicitor and other misc, usually it ranges from 2-6%
