风险大不大完全取决于你个人对经济形势的判断,以及你个人的心理承受能力,(当然还包括你们家领导的)。我个人认为那些说浮动合算的统统都是胡说八道,更为可笑的还有做曲线,列数据的,其实你只要比一比,目前固定五年是5。5左右,近三十年来浮动利率多少在5。5以上,多少在浮动以下就心知肚明了

刚才有个typo,any way现在浮动低,是因为现在利率低,对吧,而浮动比固定总是低一点这也是事实,也正是容易把人搞昏头的地方。问题是你怎么来证明在过去一段时期里,利率或者浮动永远是低于你现在(!)能够拿到的固定利率~5。5%呢?

but where can you get a 5.5% fixed rate? the 5 year fixed rate of TD is 6.9% now, minus one percent, is still 5.9%.

胖墩, 你这话有点逻辑错误. 将来的浮动可能比将来的固定低, 但将来的浮动也很可能比现在的固定高.
我是说现在贷的数目大, 用浮动, 因为短期不会上去. 即便过几年上去, 但本金已还一些了, 付出的应该会少.
不知我的理解对不对.
