谢谢大家。CIBC的六个月Prime - 2.5,其余三年内Prime - 0.4,可以多付20%和Double pay,可Bi-weekly 付,但要每半年才Review一次本金。TD的五年Prime - 0.75,可以多付15%和Double pay,随时Review本金(?),大家的意见是哪种合算些?

不明白。如果半年才renew一次本金,那biweekly pay及每次double pay还有什么意义?

最好问问清楚,我觉得Closed Mortgage 一般都是Compound Semi-Annually. 大银行应该都会一样. 若是OpenMortgage当然另当别论。

忘了说一句:Compound和Review(或Renew?)是两个概念. 对债务人来说,在同样利率下,Compound期越长越好。也就是说:Compound Semi-Annually要比Monthly少付一点利息。Compound Annually又比Semi-Annually少付利息。

目前这两家比较满意,TD Prime - 0.75%, 5年Close,extra 15%+double payment,汇丰 Prime - 0.5%,3年Fully Open。大家意见如何?汇丰有个好处是可以将已付的本金转成Credit Line,借时按Prime付利息,这样就可以应付不时之需,可以尽量的付本金。

这两个方案比较,就是说,汇丰让你用0.25%的利息去买三年的还贷灵活性和再贷灵活性。如果你需要这两种灵活性,觉得这个价钱可以接受,就买吧。否则,就不买。
